BOMA measurement

BOMA measurement and area verification

For architectural firms, building owners, and property managers on commercial and multifamily properties, we verify floor areas against BOMA measurement standards and against what was actually built.

Services

Verification of rentable, usable, and common area calculations against BOMA standards

Load factor review

Field measurement of as-built conditions compared to the drawings

Area exhibits and supporting documentation for leases and disclosures

Review of discrepancies between an architect's stated areas and marketed square footage

Multifamily unit and common area verification

We measure to all BOMA standards, including Office (ANSI/BOMA Z65.1), Gross Areas (Z65.3), Multi-Unit Residential (Z65.4), Retail (Z65.5), and Industrial (Z65.2).

Why it matters

Rentable area drives rent, operating expense allocations, and the value of a building. An error carried forward through a lease term is expensive to unwind, and measurement disputes between landlords, tenants, and design teams are far cheaper to settle with an independent field verification than through litigation.
